OATLANDS HAMLET
“Oatlands Hamlet” (circa 1880) is a 54 acre parcel contiguous to Oatlands Plantation, a National Trust Property. Oatlands Plantation, originally owned by George Carter in 1798, was purchased by William and Edith Eustis in 1903. When Mrs. Edith Eustis passed away in 1964, her two daughters, Margaret Eustis Finley and Anne Eustis Emmet donated the Oatlands Plantation, its furnishings, and 261 acres to the National Trust for Historic Preservation. Mrs. Anne Eustis Emmet retained “Oatlands Hamlet” until her death and it has stayed in the family until this time.

The original stone portion of the main house was a small gardener’s cottage. Mrs. Anne Emmet made a number of improvements and additions to the house creating a charming, beautifully decorated home. She also converted the 19th century stone ice house into a three-bedroom guest house, the “Dairy.” In addition, a small tenant house was built. Both of these houses produce $37,500 income each year as rental properties.

The current owner has further enhanced the home adding a gourmet kitchen, a room connecting dining room to kitchen with built-in cabinets, a beautiful new second-level guest room with a walk-in closet and a bath, a pool, a sunroom with Mexican tile flooring, an in-law suite, a second pond and extensive landscaping.

The second level has a master bedroom with walls of cabinets, closets and a door to deck. The guest room with a bath and two other bedrooms are connected by a full bath.

An elevator (as-is condition) has been installed for easy access to the second level.

Total assessment value including all improvements (2012) is $2,287,200. Taxes are only $11,500 resulting from benefits of Loudoun County land use program.
